Conservation Easement

Erie Coast Appraisal Group, Inc. has over thirty (30) years of appraisal experience.  One of the specialized areas of expertise for our office is Conservation Easement appraisals.  Our firm has performed many conservation easement appraisals under both USPAP and UASFLA ("Yellow Book") standards.

A conservation easement is a voluntary, legally binding agreement that limits certain types of uses or prevents development from taking place on a piece of property now and in the future, while protecting the property's ecological or open-space values.  The easement is signed by the landowner, who is the easement donor, and the Conservancy, who is the party receiving the easement.  The Conservancy accepts the easement with understanding that it must enforce the terms of the easement in perpetuity.  After the easement is signed, it is recorded with the County Regsiter of Deeds and applies to all future owners of the land.
